How this calculator helps
Late fee rules vary a lot by lease and by location, so the most useful approach is to model the basic fee structure and make the assumptions explicit.
This calculator lets you estimate a flat late fee, a percentage-based late fee, and any daily fee that starts after the grace period ends.
How the math works
Base late fee = flat fee or rent × percentage once the grace period is exceeded.
Daily late fees = daily fee × late days after the grace period.
Total due = rent amount + estimated late fee.
Worked examples
Flat fee
A landlord charges a fixed late fee after 5 days.
- • Rent: $1,800
- • Flat fee: $75
- • Days late: 8
Once the grace period is passed, the fee is added in full.
Percentage fee
The lease uses a percent of monthly rent.
- • Rent: $2,100
- • Late fee: 5%
The fee scales with the monthly rent amount.
Daily add-on
A daily fee continues after the initial late fee.
- • Daily fee: $10
- • Days beyond grace period: 4
The estimate adds the daily fee on top of the base late fee.
